Drive out the University Parkway gate on a Thursday evening this summer and the change is obvious before you reach Honore. The Green at UTC is set up for a concert. A block west, a construction fence has come down in front of what used to be empty retail shell. The weekend you planned around Park Grille brunch and a drive to St. Armands now has a second center of gravity, and it sits less than four minutes from your driveway.
For residents inside University Park, this is the story worth tracking. The country club anchors are still here and still excellent. What has shifted is everything around them. University Town Center has stopped being a shopping errand and started programming itself like a small downtown, with dated openings, recurring evening events, and enough new food to make a Friday feel unfamiliar in a good way.
The food map is being redrawn this summer
Twelve new tenants totaling more than 86,000 square feet are landing at UTC through 2026, and a meaningful share of them are food. If your default takeout rotation has been the same for two years, it is about to feel dated.
The near-term openings worth putting in your phone:
- Mister 01 Extraordinary Pizza, opening this summer next to Mission BBQ in The Market at UTC. The concept comes from Italian chef Renato Viola, who received an O-1 visa for extraordinary ability in pizza making.
- Just Salad, the New York fast-casual chain, opening next door to Mister 01.
- Pure Green, the cold-pressed juice and açaí bowl franchise, targeting an August 2026 opening at 5275 University Parkway, Suite 130, in The Market at UTC. The franchise owner told What Now Tampa the location was chosen for its proximity to health-focused residents in the surrounding communities.
- Playa Bowls, taking a spot in The West District along University Parkway near Chipotle.
- Zen Dumpling, a Florida-born concept known for handmade soup dumplings and bao, coming to The Shoppes at UTC near Marshalls.
Two of these sit inside The Market at UTC, which means a resident can walk one loop and cover pizza from a nationally recognized chef, a salad chain that has not been on this coast before, and a juice bar in a single stop. That is a real change from a strip that leaned casual-Italian and chain-American for most of the last decade.
The bigger retail news matters here too, because it changes traffic patterns and how you time a Saturday. West Elm is under construction adjacent to L.L. Bean in The West District, an 18,000-square-foot store with in-house design services. IKEA is opening a smaller-format location later this summer in The West District near REI, the sixth in Florida, with more than 5,000 products available for immediate purchase and a Swedish Bite café serving meatballs and cinnamon buns. Anyone who has driven to Tampa or Orlando for either of those stores knows what a twenty-minute alternative is worth.
The Green now has a calendar, not a lawn
The change residents notice most is not the storefronts. It is that the open lawn at UTC has become programmed evening space with recurring hours that recur reliably enough to plan around.

Layered on top of that are one-offs: the Florida Penguin Back to School Bash at The Mall at UTC on August 8, dragon boat introductions on Wednesdays and Saturdays in July, sunset yoga paired with dessert from Raining Berries, and the Fall Festival and Carnival returning to the Mall in late October.
A resident who has lived here five years remembers when the same lawn was a photograph on a leasing brochure. It is now a weekly obligation on someone's calendar somewhere in the community.
A note on what has not changed
None of this replaces the reason many residents chose University Park in the first place. The Park Grille & Café at University Park Country Club is still the best-of-both-worlds answer: lunch open to the public daily from 11:30 am to 2:30 pm, the Sunday Brunch Buffet from 10:00 am to 2:00 pm, dinner reserved for members, and a proper dress code that keeps the room feeling like a club rather than a chain. Sarasota Magazine readers named it Best of the Best Restaurant with a View, and the Sunday brunch has taken top honors from Sarasota Magazine, the Sarasota Herald-Tribune, and SRQ Magazine.
The trick this summer is not choosing between the club and UTC. It is stacking them. Sunday brunch overlooking the 9th and 18th greens still ends by 2 pm. That leaves the whole afternoon before a Third Thursday night market.
The point is not that UTC is competing with the club. The two work on different tempos. The club is where you take out-of-town family who want the lake view and the buffet. UTC is where you meet neighbors for a Thursday concert and a slice from a chef with an O-1 visa.
Building an actual Saturday
Because the calendar is now dense enough that a resident can plan a full day without leaving a four-mile radius, here is one way the pieces fit together in July or August.
Morning. Sarasota Cars & Coffee if it is the second Saturday of the month, or UTC FIT on The Green if the weather is reasonable. Both start early enough to be done before the heat.
Late morning. Sunday Brunch Buffet at The Park Grille if it is Sunday, 10:00 am to 2:00 pm, reservations at 941-355-3888. Otherwise, weekday lunch at the Grille runs 11:30 am to 2:30 pm and is open to the public.
Afternoon. The West District for a slow walk through the new IKEA once it opens, or West Elm for the design consult that used to require a drive to Tampa. If it is the last stretch of summer, Barks & Brews on The Green runs through September 29 and is dog-friendly.
Evening. First Thursday means live music at UTC Live on The Green near Rocco's Tacos. Third Thursday means the UTC Night Market in the West District, 6:30 to 9:30 pm, with local vendors and food. Dinner at Mister 01, Selva at UTC, Blu Kouzina, or Seasons 52. Carrabba's is still on the University Parkway and Honore corner across from the mall if the group wants the familiar answer.
The reason to map it out is that until recently, you could not. Residents built their weekends around one anchor and drove to Main Street for the rest. That is no longer necessary, and it is changing how the community actually uses its own zip code.
What it means to live here right now
A University Park resident in 2026 gets to keep the parts of the community that drew them here, the quiet streets, the mature landscaping, the club dining rooms, while gaining a walkable-adjacent commercial district that is finally being programmed like a proper town center. The value of the address was always the balance between privacy and access. The access side of that equation is objectively stronger this summer than it was last summer.
